Project Summary:
- Purchased 505 acres of land and worked with the City of Dieppe to bring within the urban boundary
- Rezoned for 1000+ residential lots and 32 acres of commercial land built around an 27 hole golf course
- Worked with internationally renowned architects and master-planners MBTW to design a planned community with a village center and balanced mix of residential, commercial, recreational and open space land uses
- Currently servicing the land in phases over a 10-15 year development horizon
- Possible retail/office lease and development opportunities
Results:
- Increased value of land by 112% through improving entitlements/up zoning
- 18 holes of Fox Creek Golf Club completed
- Serviced and sold 94 residential lots and 2.5 acres of multi-unit residential land in Phase 1
- Phase 2 currently underway with 110 residential lots and 17 acres of commercial land
- Total project IRR to exceed 20%
