Opportunity:
Create value from speculative land parcels and existing obsolete income properties
Project Summary:
- Created value by assembling two land parcels (with environmental contamination) in excess of 100 acres, and 2 existing older buildings
- Reconfigured parcels to develop a 40 acre, 2 building 825,000 s.f. design-build project for UPS, purchase a rail spur and negotiated a land swap to create a new entrance
- This transaction / assembly won the 2006 Rex Award for Investment Deal of the Year while simultaneously developing a new 175,000 s.f. building for Maytag
- Completed conveyance of two cul-de-sacs to the municipality and the sale of a key frontage parcel to a user
- Completed the redevelopment of a 150,000 s.f. building to create two units and leased entire building to two new tenants
- Completion of a RSC for the balance of the lands expected momentarily
Future Plans:
- Balance of lands to be eventually developed or sold upon completion of RSC, and existing vacant building to be re-tenanted with environmental / green considerations
